The frame for my new house arrives this week. The foundations will be put down any day now, as long as it doesn't rain again. Didn't I tell you all I'd break the drought? http://ubbxforums.ubi.com/infopop/emoticons/icon_biggrin.gif
The good thing about the rain is all the horrible burrs are sprouting, so I've spent this morning poisoning an acre of weeds.
While this is probably boring the pants of all of you, it is very exciting for me, and also means I will not be around as much as I'll be working as a builder's labourer.

Big question for you MM. Is this new house a stick built, precut, factory prefab, modular, or what else could there be? When you said the frames were coming it made me curious.

It has been a long time so I hope the weather cooperates for a few weeks.

It's what we call a kit home. The frame comes in modular sections and the roof trusses are prefab. The kit includes the cladding materials roofing iron, interior cladding, doors, windows, kitchen, bathroom et al.
We just have to put it all together (should only take .... months!) and put in the electrics and plumbing.

Kit homes can be very nice when finished. There are several companies in the states that will bundle a home to your own specs and others will make you stick closely to what they have in their catalog. One thing is the sweat equity that makes it less expensive and can be recovered in pride or a resale.

Hey bob a lot houses these days are built with frames and trusses that are put together in a plant/factory and then shipped to the job site. And not just for kit or modular homes.
When I worked for a lumbar yard mill shop back in the early '80s making window and door units (that's frame, trim, sill, with door/window all in one unit, the contractor then just pops the whole thing in the hole in the wall and it's done) they had a truss plant also. They could custom make any truss for any design, and then just ship it out with my window/door units (customised also if needed) to the job site and put it all together. Again, these were not for kit homes but for real built on site homes and buildings. Nor was there any drop in quality for these units. There was no real difference in what I did than what a carpenter would have done on-site, same materials and everything. Except, of course, costing the contractor less since it was less labor the contractor had to pay for.

They make prefab log houses too . Basically , they build the house , take it apart , marking everything , and then ship it out .

well MM I have walls and a roof. The plumber is there today. The floors should go down at the end of the week and then the internal walls after the sparkie has paid a visit.

It has been a couple days since MM has posted. That must mean MM has been busy with the footers and getting ready for the frames and walls etc.

Ron, you are right on. The modern methods for homes has turned to manufactured components. Doors and windows and trusses are pretty common now. I have put in upgrades of doors and windows and added storm doors. All go pretty well and hide the clumsiness of home do-it-yourself types.

Enjoy MM. Lots of work but worth it in the long run.

Actually, I've been busy getting the back-to-school stuff organised. They go back next week and the littlest starts pre-school.
Hubby's out today helping clear out a bay in a shed so we have undercover storage for the frame, which is just as well, it's overcast again today with the threat of thunderstorms. Wunderrin: I only sprayed one acre - there's still one and a half acres to go! And cathead burrs will spike through bicycle tyres and thongs - so I still think I've got the worse problem http://ubbxforums.ubi.com/infopop/emoticons/icon_wink.gif

House arrived today - took an hour and a half to manouevre the truck to the loading dock of the shed (I have never seen a yard so in need of a yardman in my life!!) and then another five hours to unload it. Hubby's just finished the final hour of stacking it.
It rained halfway through, but we had the really weather sensitive stuff (floorboards) inside by then.
Also the foundation work has begun... 98 holes with concrete pads. Piers going in as I type.

We're about 3-4miles (I think) from town, but we're in what once was the old goldfields, so there's houses nearby, it's all small acreages. Things didn't get TOO wet Bob (thank goodness). As the builder has used second hand roof tiles (as they had to tie in with the original part of the house and new tiles are a different size from old tiles) - anyway, i think a few cracked cos the rain was so heavy and that's why we got some wet boards - but not SUPER soggy. The flooding is underneath the house - the builder is blaming the fact that the downpipes and stormwater are not connected yet - i hope he is right.

Unfortunately the worse thing to happen to the floorboards was that one of the chippies (carpenter) injured him index finger with the nail gun and he bleed all over the floor. http://ubbxforums.ubi.com/infopop/emoticons/icon_eek.gif

Exciting stuff MM. I remember a while back you talking about building your new house. I find the foundation interesting. Up north we excavate and put in a below ground basement for most developments. I'd like to see how the framework attaches to to forest of steel that you planted.

4x3 inch timber bearers with 3/8 x 3 1/2 inch bolts through them, two to a pier.
And I can testify to the weight in a bearer - hubby dropped one on his foot on Saturday and broke (we think, judging by the swelling and bruising) his big toe. http://ubbxforums.ubi.com/images/smiley/16x16_smiley-indifferent.gif
And he starts a new job today.

We're doing everything we can, with help from whatever friends and relatives we can drag in.
We HAVE to get a plumber and electrician in, but the rest of it is our problem.
Time frame went out the window last week (just as we were actually starting in fact) when hubby got a full time job after nearly a year of unemployment.

A year without work must have been hard, but good news something has come up. Generally time frames are a guide line that really means you have started and will finish it later. I had time lines that kept on being extended and usually meant I had to start as soon as I got home from work and going till 10 pm. I had help with some framing from friends but did most of the other stuff myself.

Why did you go with a steel foundation. Is this the norm for your area. Here its all concrete and wood.

No, it's not the norm - in fact we're the first in the district to go this way. We found it was the cheapest and quickest alternative.
Concrete or brick piers or a concrete slab foundation is more common.

Well MM, our new (much smaller retirement) home is having a concrete slab within a poured stem wall. That is in Arizona where basements are seldom done. Where we live now in southern Colorado basements are sometimes included but where we lived in north of Denver Colorado basements are very common and even demanded. Some very nice basements are built there which include hillside 'walkout basements'. A modest 1200 square foot house over a basement becomes a very nice size when the basement is set up as a game room, entertainment area, overflow sleeping area, etc.

Steel framing is becoming common in some areas as well. I have been into some and they look fine. I just wonder where a person like me would be able to drive nails or screws for hanging shelves and pictures.

For me to see my new house is a 8-10 hour drive (one way) depending on traffic or weather. I really miss being able to oversee the builders efforts.

My wife and her family are always saying how much easier it is to "hang a picture" here in Canada. There all from S.A. and all the houses are made of brick then a coat of plaster to smooth the walls on the inside. Seems to me that they almost had to get out the hammer drill. Also there amazed at how easy it has been for me to do the work on my place. I can move the position of a door easily whereas they would have to jackhammer the brick.

We're not that far advanced, Bob. Only got bearers on piers yet. We're weekend warriors only and we've been battling in 40+C temps over the last 2 weekends.

update on mine.

All the plaster board and cornices are up. The chippies have been there today and yesterday doing the architraves/skirts etc. Can't hang the doors as the supplier sent the wrong sort. http://ubbxforums.ubi.com/infopop/emoticons/icon_frown.gif

Bathroom tiler is due Monday and some paining should start next week too. There is still some outside stuff to do but the builder is trying to get it habitable.

The issue of the old blocked sewer line and the large tree has been resolved (in the tree's favour) and the plumber plans to run the new line at min depth of 300mm and then, once over the connection box to the main sewer, install a sign that reads "watch that first step" http://ubbxforums.ubi.com/images/smiley/16x16_smiley-very-happy.gif

Maybe I should've called this thread "frustrating times".
The bearers are finally all level (yaaay!).
Now the joists are uneven widths, meaning they will have to be notched on each bearer to match with the narrowest ones.
